This page exists because “West Bengal property data” isn’t one thing — it’s 23 very different data environments. Kolkata has multiple audited indices tracking it. Purulia has almost none. Presenting both the same way would be dishonest, so instead: here’s an honest map of what’s actually known, district by district, with a direct link to the full sourced report for each.
How to read the three tiers
- Rich — covered (at least partially) by an independent research house (Knight Frank, ANAROCK, RBI, NHB) or dense portal-level locality data, because the district sits inside or adjacent to the Kolkata Metropolitan Area.
- Moderate — no independent index, but a genuine commercial/industrial hub (Durgapur, Asansol, Haldia, Kharagpur, Siliguri, Bardhaman town) generates enough listing and news coverage for a real, if thinner, picture.
- Sparse — little to no aggregated data exists anywhere online. These reports are shorter by design and lean on explaining how to pull an official, plot-specific government valuation yourself, because that’s the only number that’s actually real for these districts right now.
Rich data: the Kolkata Metropolitan Area
| District | What the report covers | Full report |
|---|---|---|
| Kolkata | Locality-by-locality flat rates (Alipore to New Town), RBI/Knight Frank/ANAROCK citywide trend data, the full stamp duty and circle-rate mechanism | Kolkata Flat Price Guide |
| Howrah | HMC-ward and Domjur-Sankrail industrial-belt land rates per katha, NHB RESIDEX’s steepest citywide decline of 2025 | Howrah Land Rate Report |
| Hooghly | Chinsurah, Chandannagar, Serampore, Rishra, Dankuni flat rates | Hooghly Property Price Guide |
| North 24 Parganas | Barasat, Madhyamgram, Rajarhat-New Town periphery, Barrackpore; the Yellow Line metro and Sept 2025 circle-rate revision | North 24 Parganas Property Price Guide |
| South 24 Parganas | Baruipur, Sonarpur, Rajpur, Diamond Harbour, the Joka metro corridor | South 24 Parganas Property Price Guide |
The common thread: every district here either sits inside the Kolkata Metropolitan Area or borders it closely enough that metro expansion (Joka, the Yellow Line, the Green Line through Howrah Maidan) shows up directly in its property story.

The one number that’s real for every district
Regardless of tier, one thing is true statewide: West Bengal’s actual government valuation — the figure stamp duty gets calculated on — is never published as a single district rate. It’s set per mouza and looked up per plot through the Directorate of Registration & Stamp Revenue’s e-service (mouza name + plot/dag number required). See our Circle Rates Guide for exactly how to pull that number yourself, and our Stamp Duty Guide for what you’ll owe once you have it.
This index will get denser as more districts move from sparse to moderate to rich — that’s a function of real reporting and data becoming available, not of us deciding to write more confidently about the same gaps.
