Darjeeling Property Price Guide 2026: Siliguri & Hill Town Rates

Siliguri is drawing serious hotel, logistics, and infrastructure investment while Darjeeling town's property story is really a land-scarcity and tea-estate story — here's what's actually verifiable, with sources, and what per-sq-ft numbers simply don't exist yet.

Data as of August 2026. Darjeeling district splits into two almost unrelated property stories: Siliguri, a genuine North Bengal commercial and logistics hub pulling in national hotel chains and industrial park operators, and the Darjeeling hill town belt (Darjeeling town, Kurseong, Mirik), where the real property story is about land scarcity, tea-estate ownership, and Gorkhaland Territorial Administration (GTA) land leases rather than a tracked price index.

A structural note before the numbers: none of the major real estate price-trend portals (99acres, Magicbricks, Housing.com, NoBroker, Square Yards) publish an indexed average rate per sq ft for Siliguri or Darjeeling town the way they do for Kolkata, and neither ANAROCK nor Knight Frank’s published coverage extends to this market. West Bengal’s own land-record and registration portals (banglarbhumi.gov.in, wbregistration.gov.in) assess market value per plot on request rather than publishing a browsable rate table. So this guide leans on what’s actually confirmable — government project registrations, dated investment news, and land-use policy — rather than inventing a ₹/sq ft figure no one has published.

Siliguri: the district’s commercial engine

Siliguri’s importance isn’t in doubt — it’s the trade gateway to Sikkim, Bhutan, Nepal, and India’s Northeast, anchored by Bagdogra International Airport and New Jalpaiguri (NJP) Junction, one of the largest railway stations in the region. What’s confirmed with real dates is a cluster of commercial and hospitality investment landing in the city over 2024–2026:

  • ITC Hotels added Siliguri to its West Bengal portfolio, per Indian Retailer, May 2025.
  • Hilton signed a DoubleTree by Hilton on Sevoke Road, per Hospitality Net/Stories From Hilton, March 2025.
  • Fortune Hotels opened a second Siliguri property, per ETHospitalityWorld, May 2024.
  • Summit Hotels & Resorts entered the luxury segment with a Siliguri property, per ETHospitalityWorld, September 2025.
  • Apeejay Surrendra, in a joint venture with Ambuja Neotia, is developing a Bypass-area property, alongside a separate tie-up with Luxmi Group for a 100-room Siliguri hotel, per The Times of India, February 2026.
  • IHG signed a Holiday Inn Express next to Bagdogra Airport, per Hotelier India, October 2025.

On the industrial/logistics side: TVS Industrial & Logistics Parks signed an MoU for a 10-acre logistics park in Siliguri, per The Economic Times and Telangana Today, May 2026, following its initial market entry reported by Construction Week India in November 2024. Snowman Logistics launched a temperature-controlled warehousing facility in Siliguri, per AgroSpectrum India, August 2026.

None of this converts cleanly into a ₹/sq ft residential figure — it’s evidence of commercial and hospitality land absorption, not a price index. Take it as a demand signal, not a price quote.

Infrastructure pushing the corridor

A run of infrastructure spending is aimed squarely at this corridor, which typically precedes (not confirms) land-value movement:

  • A ₹1,400 crore elevated corridor at Sevoke was sanctioned, per MillenniumPost and India Today NE, January 2025.
  • Bagdogra Airport is slated for a major upgrade, per Construction World, February 2025.
  • The Balason–Sevoke Highway was under review for upgrade, per The Statesman, July 2025.
  • NH-10 upgrades aimed at improving Sikkim–Siliguri connectivity were reported by India Today NE, February 2025.
  • An IT City plot allotment via lottery was reported in Siliguri, per The Times of India, February 2026 — plot sizes and prices weren’t disclosed in available reporting.
  • The state’s broader “Bengal Silicon Valley” push (a reported ₹30,000 crore statewide AI/data-centre investment target) was covered by YourStory and NDTV in January 2026, and West Bengal separately announced plans for new IT parks in Kurseong, Kalimpong, and Jalpaiguri — all within reach of Siliguri — per BusinessLine and The Times of India, June 2025.

We could not find any article that quantifies a land-price change directly attributable to any of these projects. Treat the infrastructure pipeline as context for future demand, not as a stated cause of a current price move.

WBHIRA/RERA — the one hard government dataset

The strongest concrete data point for this market comes from West Bengal’s real estate regulator. On the WBRERA portal (rera.wb.gov.in, checked August 2026), Siliguri projects are catalogued under the Jalpaiguri district code, not the Darjeeling code — a quirk of Siliguri Municipal Corporation’s jurisdiction spanning both districts. Confirmed RERA-registered projects surfacing under that code include:

Project Registration No. Reg. Date Completion
Urban Palms Phase-II WBRERA/P/JAL/2024/001994 18-09-2024 31-12-2032
Atharva WBRERA/P/JAL/2026/004631 04-08-2026 31-12-2031
Tulsa Oro Mall WBRERA/P/JAL/2026/004599 31-07-2026 31-12-2031
Regalia WBRERA/P/JAL/2026/004673 07-08-2026 09-02-2031
Berlia Residency WBRERA/P/JAL/2026/004306 10-06-2026 09-01-2031

A parallel legacy list under the older HIRA regime (West Bengal’s pre-RERA housing law) also names Siliguri-area projects including Sangati Siliguri, Darpan 88, Dwarika Heights, Swabhumi, Cosmos View, Krishna Heights, and Tradium, with registrations running 2021–2025. Before relying on any project as currently active, verify its live status directly on rera.wb.gov.in — this list is a snapshot, not a live feed, and the portal’s own district filter is not fully verifiable as complete from an automated check.

Darjeeling town: a land-scarcity story, not a price index

Darjeeling town’s property market is shaped less by demand curves than by physical geography and administrative history. The municipal area was reduced from 10.75 to 7.43 sq km after a 2011 boundary revision, and what remains is hemmed in by tea-garden and forest-department land, leaving genuinely little room for the town to expand. A widely cited 2014 study found buildings going up to eight storeys despite a legal three-storey cap, attributing the gap between rule and reality to sheer land pressure and weak enforcement — with some hastily built structures reported to have later collapsed into hillside springs or slid down slopes. The town’s own 2021 municipal census recorded roughly 350 hotels and restaurants, underlining how much of the built environment here is tourism infrastructure rather than conventional housing stock.

No source in this research turned up a current ₹/sq ft or ₹/katha figure for Mall Road, Chowk Bazar, or Lebong specifically — these are genuine gaps, not oversights, and any number attached to those localities elsewhere should be treated with skepticism unless it cites a source.

GTA land leases and tea-estate ownership: the real land story

If there’s one storyline that actually moves land in the Darjeeling hills, it’s this one. The Gorkhaland Territorial Administration (GTA), which manages land revenue among its devolved subjects but cannot independently legislate or levy taxes, has been actively leasing out tourism properties to raise revenue — and it’s contested:

  • GTA’s lease of the Sailabash property to a Siliguri-based firm drew political pushback, per The Telegraph India, February 2026.
  • GTA announced plans to lease tourism properties across the Darjeeling hills more broadly to boost revenue, per The Times of India, August 2025, and The Telegraph India, July 2024.
  • The West Bengal cabinet approved transferring Darjeeling Improvement Fund plots to the state land department, per The Telegraph India, July 2023.
  • Following the October 2025 Mirik disaster, GTA turned to tea estates in its search for resettlement land for displaced residents, per The Telegraph India, October 2025 — illustrating just how land-constrained the hills are when displacement happens.

Tea-estate land itself has been actively changing hands and changing use: nearly half of Darjeeling’s tea estates were reported to be on sale, per The Economic Times, September 2022, and six tea gardens were reported to have changed hands the following month, per The Telegraph India, October 2022. On the redevelopment side, the Oberoi’s Makaibari property — on tea-estate land — is set for a luxury hospitality comeback after roughly 40 years, per The Telegraph India, December 2025. October 2025 flash floods and landslides caused an estimated ₹50 crore in losses across more than 30 tea gardens in the region, per The New Indian Express — a reminder that hill-property risk (landslide, flood) is a live underwriting concern here, not a theoretical one.

Kurseong and Mirik: too little public data to size the market

Kurseong appears in the North Bengal IT-park plan noted above (BusinessLine, June 2025) and has occasional boutique-hospitality and tea-estate land-rights coverage going back several years, but no current price data. Mirik’s most recent property-relevant news is the October 2025 post-disaster land search described above. Neither town has a confirmed ₹/sq ft or ₹/katha figure available from any source checked for this guide — we’re stating that plainly rather than filling the gap with an invented number.

What this means if you’re buying

For Siliguri, the commercial and hospitality investment pipeline is real and dated, but there’s no substitute yet for walking a specific locality (Sevoke Road, Hill Cart Road, Matigara, NJP, Pradhan Nagar) with a local broker and cross-checking any quoted rate against the WBRERA portal for organized projects. For Darjeeling town, Kurseong, and Mirik, budget for the fact that land availability — not market pricing — is the binding constraint, and that a meaningful share of hill-town land sits inside tea-estate or GTA-administered boundaries with their own transfer rules. Before any transaction anywhere in the district, get the government market value for the specific mouza and plot from the Directorate of Registration & Stamp Revenue’s e-valuation system — see our Stamp Duty & Registration Charges in West Bengal guide for how that “whichever is higher” rule works — since no district-wide circle rate figure exists that can substitute for a plot-specific check.
