We are not a property listing portal. We do not sell properties. We do not earn commissions from transactions. We are a market intelligence publisher — tracking property prices, land values, circle rates, and real estate trends across all 23 districts of West Bengal.


What We Do

When a homebuyer in Chinsurah wants to know if flat prices have gone up in the last year, they should not have to call five brokers and get five different answers. They should be able to come to one trusted source and get factual, up-to-date, cited data.

That is what Bengal Property Index exists to provide.

West Bengal is one of India’s largest states — 23 districts, 90+ million people, thousands of property transactions every month. But property buyers, investors, and researchers have had nowhere to go for credible, hyperlocal market data.

99acres and MagicBricks track Kolkata. They do not track Chinsurah, Burdwan, Krishnanagar, Haldia, or Tarakeswar. Government portals have circle rate data but no market analysis. There is no dedicated publication tracking West Bengal’s property market the way it deserves to be tracked.

Bengal Property Index was built to change that.

  • Field verification: Our team conducts regular market surveys in Hooghly, Burdwan, Nadia, and other districts
  • Builder data: Direct engagement with WBRERA-registered builders for current price lists
  • Quarterly updates: All price data is reviewed and updated every quarter

Every data table on this Site carries a “Last Updated” date. We are honest about what we know and when we last verified it.
