South 24 Parganas Property Price Guide 2026: Flat & Land Rate By Area

Flat and land rate trends for Baruipur, Sonarpur, Rajpur, Diamond Harbour and the Joka metro corridor, with sourced circle-rate context — as of August 2026.

Data as of August 2026. Figures below are aggregated from real-estate portals (99acres, Sulekha), circle-rate compilations, and news coverage of the Joka metro corridor — not this site’s own transaction database. Where sources disagreed or a locality had no reliable published average, that’s flagged explicitly rather than papered over with a made-up number.

South 24 Parganas is the odd district on this list: parts of it (Joka, Sonarpur, Baruipur) function almost as Kolkata’s southern suburbs with metro and EMU rail access, while parts further south (past Diamond Harbour, toward Kakdwip and Sundarbans-facing blocks) are a completely different, far more rural market this post doesn’t attempt to cover. What follows focuses on the belt named in the brief: Baruipur, Sonarpur, Rajpur, Diamond Harbour, and the Joka-adjacent corridor.

The big number first: circle rates were revised in September 2025

Before locality figures, the one fact that changes every registration calculation in the district: the West Bengal Directorate of Registration & Stamp Revenue revised circle rates statewide effective 17 September 2025 — the first revision since 2018 — with increases reported in the 15%–90% range depending on the specific road and mouza, per Aquire Acres’ Kolkata circle rate guide (published May 2026, citing the Directorate). Some corridors that initially jumped very steeply were moderated afterward — the same source cites BT Road being pulled back from an 88% to a 53% increase, and Southern Bypass from 83% to 52%.

Two things worth understanding before you rely on any number in this post:

  1. Circle rate is not one number per district or even per block — it’s set mouza-by-mouza (sometimes road-stretch by road-stretch) by the Directorate. The only way to get the figure that actually applies to a specific plot is the official Market Value calculator on wbregistration.gov.in (E-Services → Calculator for MV, SD & RF), entering district, thana, and mouza.
  2. Circle rate and market (transaction) price are different things. Circle rate is the floor value stamp duty gets calculated on; actual flat and land prices — what this post mostly covers — are typically higher, sometimes considerably so, and are set by demand, not government notification.

For reference, the same May 2026 compilation lists post-revision circle rates for two localities directly relevant here: Baruipur at ≈₹2,281/sq m (≈₹212/sq ft) and Sonarpur at ≈₹2,500/sq m (≈₹232/sq ft) — both among the more affordable entries on that list, alongside Barasat and Barrackpore. Compare that to the market flat-price figures below and the gap is obvious; that gap is exactly why circle rate and market price shouldn’t be confused with each other.

Stamp duty and registration — the other half of the cost

West Bengal’s stamp duty differs by area type, not (primarily) by district. Per a September 2025 rate summary from Ambak’s West Bengal stamp duty guide:

Property value Municipality / Corporation area Panchayat (rural) area
Up to ₹50 lakh 5% 4%
₹50 lakh – ₹1 crore 6% 5%
Above ₹1 crore 7% 6%

On top of stamp duty, registration fee runs roughly 1% of market value plus a surcharge (reported as roughly ₹7,000–₹10,000, scaling with value), and a 1% stamp duty rebate is available where the buyer is a woman or a joint buyer with her husband, per the same source. This matters directly for South 24 Parganas because most of Baruipur, Sonarpur, and Rajpur fall under Municipality status (higher slab), while parts further out toward Diamond Harbour and beyond may still be Panchayat-area for stamp duty purposes — check which classification applies to your specific plot before budgeting, since other secondary sources quote slightly different slab boundaries and the only way to be certain is the e-Nathikaran/registration portal at the time of your deed.

Baruipur

Baruipur is consistently described as one of the district’s more affordable, high-volume markets. 99acres data (via aggregated search) puts flat prices in a ₹2,450–₹4,500/sq ft range with land at roughly ₹1,950–₹2,100/sq ft; Sulekha’s property price page for Baruipur, fetched separately, shows a narrower ₹1,898–₹2,725/sq ft band with an average around ₹2,286/sq ft. These two sources don’t fully agree — a reminder that “the” price for a locality this size depends heavily on which pocket of Baruipur (near the station vs. deeper in) and which project you’re comparing.

On trend: 99acres reports flat rates in Baruipur essentially flat over the last 1 year (~0.0%) but up 37.3% over 5 years and 29.6% over 10 years — a slow-and-steady rather than a spike pattern. Separately, a May 2025 market-trend piece from GetMyGhar describes plot prices in Baruipur as having “nearly doubled since 2020,” which is a much steeper claim than the 99acres flat-price trend — the two aren’t directly comparable (plots vs. flats), but it’s worth knowing the land side of Baruipur’s market has reportedly moved faster than its flat side.

Sonarpur / Rajpur Sonarpur

This is the locality with the widest range in the data, largely because “Sonarpur” and “Rajpur Sonarpur” get used inconsistently across portals — sometimes for the core station area, sometimes for the whole Rajpur–Sonarpur municipal belt that stretches toward the EM Bypass extension.

  • Sulekha’s Sonarpur page shows a tighter, more affordable band: ₹2,608–₹3,150/sq ft, averaging roughly ₹2,969/sq ft.
  • A separate 99acres-sourced figure for the broader Rajpur Sonarpur area puts the range noticeably higher, at ₹4,150–₹5,950/sq ft (average ≈₹4,700/sq ft), with the strongest 1-year appreciation seen anywhere in this post at +17.5%, and +13.3% over 10 years.

Given that gap, treat any single “Sonarpur price” you see quoted elsewhere with suspicion unless it specifies which stretch of the municipality it means — proximity to Garia/the metro extension corridor versus the older town core likely explains most of the difference.

Rajpur

Rajpur is administratively merged with Sonarpur into the Rajpur Sonarpur Municipality, and none of the sources checked for this piece report Rajpur as a standalone price point separate from the Rajpur Sonarpur figures above. Treat the Rajpur Sonarpur range in the previous section as the best available proxy — no separate verified figure for Rajpur alone was found, and this post isn’t going to manufacture one.

Diamond Harbour

Diamond Harbour is the district’s subdivisional headquarters — administratively significant well beyond its size, with the Diamond Harbour Government Medical College (2019) and Diamond Harbour Women’s University (2013) as relatively recent institutional anchors, per its Wikipedia entry, and it sits on both National Highway 12 and the Sealdah–Diamond Harbour suburban rail line.

A caveat worth being upfront about: the clean per-sq-ft figure that turns up most easily in a search — ≈₹4,900/sq ft, reported down about 3.9% year-on-year — is for “Diamond Harbour Road” as a locality tag on real-estate portals, which in practice covers the built-up stretch of that road closer to Kolkata (Behala/Joka end), not Diamond Harbour town itself roughly 50 km further south. No aggregator checked for this piece published a reliable area-wide average specifically for Diamond Harbour town’s flat or land market. If you’re evaluating a plot or flat actually in Diamond Harbour town, treat any per-sq-ft number you’re quoted by a local broker as a starting point for negotiation, not a verified market rate, and cross-check the circle rate for that exact mouza on the registration portal.

Joka and the Joka–Esplanade metro corridor

Joka is the clearest growth story in this post, and it’s the one locality here where multiple independent sources roughly agree on direction and magnitude, even if the exact numbers differ:

  • 99acres data (aggregated) puts current flat prices at ₹5,250–₹6,250/sq ft (average ≈₹5,750), up 5.5% in the last year, 79.7% over 5 years, and 139.6% over 10 years.
  • A May 2025 GetMyGhar analysis independently tracks Joka going from ₹2,800/sq ft in 2020 to ₹5,100/sq ft in 2025 — about 82% appreciation over five years, closely matching the 99acres 5-year figure above.
  • An October 2025 Homestore piece on Kolkata’s metro expansion puts Joka and neighbouring Behala at a slightly lower ₹3,800–₹5,000/sq ft, and cites experts forecasting a further 20–25% appreciation in Joka, New Town, and EM Bypass corridors as the Purple Line completes, plus a general rule of thumb that flats within 1 km of a metro station run 10–20% costlier than equivalent flats without metro access.
  • On the land side, one plot-focused piece (Dedicated Real Estate) quotes smaller freehold plots near the metro in the ₹110–₹215/sq ft range and cites overall residential-rate growth in Joka of roughly 51% between 2019 and 2024.

The land-rate figures above vary by an order of magnitude depending on plot size and proximity to the metro alignment — don’t average them into one number. The consistent takeaway across every source: Joka has genuinely outpaced the rest of this district’s belt over the last five years, and the driver named every time is the same one — the Joka–Esplanade (Purple Line) metro.

What this means if you’re transacting soon

  • Get the mouza-specific circle rate from wbregistration.gov.in before assuming any number in this post applies to stamp duty on your specific deed — circle rate is plot-specific and was recently revised.
  • For Baruipur and the Rajpur Sonarpur belt, expect real quotes to vary substantially by exact pocket; the ranges above are wide for a reason.
  • For Diamond Harbour town itself, be skeptical of any precise per-sq-ft figure quoted to you — the reliable published data covers Diamond Harbour Road (the Kolkata-side stretch), not the town.
  • For Joka, the metro-proximity premium is real and multiple sources agree on it — but so is the risk of paying today’s already-elevated price for tomorrow’s promised completion.
