We publish three kinds of numbers: median asking prices worked out from for-sale ads on property portals, government market values from the IGR lookup, and published price indices. Each one shows its source, the quarter it covers and the date we checked it. We have no transaction data and never estimate a missing figure.
1. Asking prices
For each place and quarter we read the for-sale ads on major property portals and take the median price per unit: per square foot for flats and houses, and per katha (convertible to decimal, bigha or square foot) for land.
- We show how many ads each figure is based on. We never show the ads themselves.
- We count the same property only once when it is advertised on more than one portal.
- We publish a figure only when it is based on at least 20 ads for flats or 10 ads for land and houses. Below that, the page says “Not enough data yet”.
- Asking prices are what sellers ask. Sale prices are usually lower.
2. Government market value
In West Bengal, the government market value is worked out for each property, plot by plot, from its location, road frontage, land class and building details. There is no single “circle rate” for a whole area.
We take reference values from the WBRegistration (IGR) market-value lookup for typical properties in a place, and say which property type each value applies to. To find the value of your property, use the IGR portal with its own details.
3. Published indices
We report indices exactly as published: NHB RESIDEX (National Housing Bank) and the RBI House Price Index. We name the publisher and the release date.
Change from last quarter
We show a change only when we have the immediately previous quarter for the same place, type and unit. We write it in words (“up 2.4%”, “down 1.1%”) and never use red or green alone to show direction.
Update schedule
Place pages are refreshed every quarter. Each page shows when it was last checked and when the next update is due.
What we don’t do
- We don’t use transaction or registration data; we don’t have it.
- We don’t model, smooth or fill in missing quarters.
- We don’t accept payment to include, change or leave out any figure.
Downloading the data
Every place page with data has a “Download all data for this place (CSV)” link. You may reuse figures if you name Bengal Property Index as the source and link to the page.
Corrections
If a figure is wrong or out of date, tell us with your source. We check it, correct the page and update the “last checked” date.
