What Bengal Property Index data is, and isn't, good for: sources, limitations, and how to verify figures before a transaction.

Last updated

Our numbers are for reference, not advice. Asking prices are what sellers ask, not what buyers pay. Check the government value, the land record and the title for the exact property before you pay anything.

Not financial, legal or tax advice

Bengal Property Index publishes property data, guides and calculators for West Bengal for general information. Nothing on this site is financial, legal, tax or investment advice. Reading it does not create an advisory or professional relationship. For a decision about a specific property, speak to a registered advocate, a chartered accountant or a licensed valuer.

What our numbers are, and are not

  • Asking prices are the median of for-sale ads on major property portals in a quarter. They are what sellers ask. Sale prices are usually lower, and they vary with the exact building, floor, condition and negotiation.
  • Government market values in West Bengal are worked out for each property, plot by plot. A figure we show for an area is a reference point, not the value of your property. Look up your property’s value on the WBRegistration (IGR) portal.
  • Indices such as NHB RESIDEX and the RBI House Price Index are published by those organisations. We report them; we do not produce them.
  • We do not have transaction data. We do not estimate missing figures: where we have no checked data, we say so.

Every figure carries the quarter it covers and the date we checked it. Prices, rates and rules can change after that date.

Calculators

The stamp duty, EMI, price and land-unit calculators use the published rules and conversion factors on the “last checked” date shown on each tool. Land units such as the bigha have varied by district and over time; our converter uses the standard West Bengal figures (1 bigha = 20 katha = 33 decimal = 14,400 sq ft). For registration, use the figures on your deed and the official portals.

Advertising and links

We show ads through Google AdSense. An ad does not mean we endorse the advertiser. We link to government portals, publishers and other sources so you can check our figures; we are not responsible for those sites.

Corrections

If a figure looks wrong or out of date, please tell us and include your source. We check every report and correct the page with a new “last checked” date.
