Data as of August 2026. Kalimpong is a genuinely data-sparse property market, and this guide is scoped accordingly — shorter than a metro-district report, because padding it with invented precision would be dishonest. Kalimpong district was carved out of Darjeeling district in 2017; per the district administration’s own “District at a Glance” page (kalimpong.gov.in), it covers 1,075.92 sq km across three blocks — Kalimpong-I (population 74,746), Kalimpong-II (66,830), and Gorubathan (60,663, home to all six of the district’s tea gardens) — with Kalimpong Municipality itself home to 49,403 people across 23 wards.
There is no published circle-rate table for Kalimpong anywhere, and no organized apartment market in the way Kolkata or even Siliguri has one. What follows is everything verifiable, with sources, and an honest list of what simply isn’t public yet.
Land rates: what the listings actually show
No portal publishes a trustworthy price-trend index for Kalimpong. 99acres’ own property-rates page for “Kalimpong, Darjeeling” cites an average flat rate around ₹400/sq ft and a land-rate range of roughly ₹200–850/sq ft, with a stated appreciation of “14.3% in the last 1 year, 14.3% in the last 10 years” — an identical one-year and ten-year figure is a signal of a very thin underlying data series, not a robust trend, so treat this range as indicative only.
A more granular (but still asking-price-only) picture comes from live RealEstateIndia.com listings, accessed August 2026:
| Locality | Type | Area | Asking Price | Approx. ₹/sq ft |
|---|---|---|---|---|
| 8th Mile | Residential plot | 30 Dismil (~13,068 sq ft) | ₹51 Lakh | ~₹390 |
| 8th Mile | Residential plot | 1 Bigha (~17,452 sq ft) | ₹1.25 Cr | ~₹716 |
| Upper Cart Road | Residential plot | 26 Dismil (~11,325 sq ft) | ₹1.30 Cr | ~₹1,148 |
| Upper Cart Road | Commercial land | 10,890 sq ft | ₹43.75 Lakh | ~₹402 |
| Upper Cart Road | Hotel/restaurant land | 12 Bigha (~209,424 sq ft) | ₹13 Cr | ~₹620 |
| Upper Cart Road | Agricultural land | 1 Acre (43,560 sq ft) | ₹90 Lakh | ~₹207 |
| Lava | Commercial plot | ~1 Dismil (~436 sq ft) | ₹1.22–1.50 Lakh | ~₹280–345 |
| Lava | Agricultural land | 15 Dismil (~6,534 sq ft) | ₹22.50 Lakh | ~₹344 |
| Lava | Agricultural land | 1.15 Acre (~50,093 sq ft) | ₹90 Lakh | ~₹180 |
| Rishi Road | Agricultural land | 27,000 sq ft | ₹25 Lakh | ~₹92 |
These are seller asking prices on a listings marketplace, undated on the source pages and unverified against actual registered sale values — not a market average. The pattern worth noting is that Upper Cart Road commands a clear premium over Lava and Rishi Road, consistent with its role as a more built-up, connectivity-favoured stretch, while pure agricultural land trades well below plots marketed for residential or hospitality use.
We could not find any listing or pricing data at all for several localities that are commonly discussed in Kalimpong, including the town centre/Motor Stand area, Rinkingpong Road, and Durpin — that’s a genuine gap in public data, not an indication those areas are cheap or expensive.
The flat/apartment market barely exists
Kalimpong’s housing stock is dominated by independent houses, homestays, and land plots rather than multi-unit apartment buildings. Housing.com and Magicbricks — two of the largest listing portals — returned no accessible Kalimpong locality data during this research. The one flat-price figure available (99acres’ ~₹400/sq ft average, above) should be read as a symptom of thin data rather than a real market signal.
Circle rate: assessed plot-by-plot, not published
There is no Kalimpong-specific circle rate or guideline-value table published anywhere. West Bengal’s market-value assessment system, administered by the Directorate of Registration & Stamp Revenue, works as an interactive per-plot lookup (District → Local Body/Municipality → Thana/Mouza → Khatian No. → Plot No.) rather than a browsable rate sheet — per WBXPress’s summary of the underlying valuation circular. West Bengal did carry out a statewide circle-rate revision effective mid-September 2025, reported as a 15–90% increase in various pockets, but that reporting is concentrated on Kolkata and could not be confirmed to include any Kalimpong-specific figure. For any actual transaction, request the plot-specific market value through the Sub-Registrar’s office covering Kalimpong, or via wbregistration.gov.in, rather than assuming a district-wide number.
The homestay boom: a real, reported trend without hard numbers
The most consistently reported property-adjacent story in the Kalimpong-Darjeeling hills is the post-Covid homestay construction boom:
- The West Bengal government commissioned a survey into the post-Covid homestay boom across the hill region, per The Times of India, February 2024.
- Heritage-dilution concerns tied to the homestay boom were raised publicly, per MillenniumPost, December 2024.
- Broader concern about unregulated hillside construction and slope instability tied to development growth was reported in The Times of India, January 2023.
Promotional material from local real estate marketers (not independently verifiable data — treat as color, not fact) points to rising investor interest in resort and homestay land specifically in Lava, Pedong, Kaffergaon, Neora Valley, Kolakham, Rishyap, Bindu, Ramdhura, and Algarah, describing land there as “still not too expensive” with values “expected to rise” as tourism and road access improve. That’s a sales pitch, not a data point — but it’s consistent with the direction of the reported trend above.
Land supply constraints: flood risk and tea-garden land rights
Kalimpong district was affected by the October 2023 Sikkim glacial lake outburst flood on the Teesta, with reported damage to the Teesta Bazaar area within the district. The specific compensation figures circulating for affected residents could not be independently verified against a primary source in this research, so we’re not repeating a number here — but the event itself, and its impact on riverside property in the district, is well documented in regional coverage of the 2023 Sikkim floods.
Separately, following a West Bengal government order dated 2 November 2023, the district administration began surveying tea-garden land in the Darjeeling-Kalimpong (GTA) area on an “as is where is” basis, and GTA has pushed back on a state offer limiting tea-garden worker land grants to five decimal plots — a dispute centered on the Gorubathan tea-garden belt rather than general private transactions in Kalimpong town. We could not find any specific municipal or district notice restricting construction in named landslide-prone zones of Kalimpong town itself (Motor Stand, Rinkingpong Road, Durpin) — this is a real gap in public information, not a claim that no such restriction exists.
What this means if you’re buying
Kalimpong is not a market where you can look up a rate and trust it. Budget the process, not just the price: confirm the plot-specific government market value at the Sub-Registrar’s office before agreeing a price, treat any quoted ₹/sq ft figure from a portal as a rough directional guide at best, and factor in that a meaningful share of hill land near the district’s tea-garden belt (Gorubathan) carries its own transfer restrictions. If you’re looking at resort or homestay land in the Lava/Algarah/Pedong corridor, verify current land-use permissions locally — the boom is real, but so is the regulatory attention it’s now drawing.
