If a seller quotes land in bigha and you need to compare with a listing priced per sq ft – or if you’re reading a Banglarbhumi khatian and it shows “2-17-8” – you need the exact West Bengal conversion rates. This guide gives you all of them, with no rounding.
Why These Units Exist
West Bengal’s land measurement system comes from Bengal Presidency cadastral surveys, the British revenue settlement process, and post-independence Land Reforms. Banglarbhumi land records (RS and LR khatians) express plot area in acre, katha, and chatak. Rural property prices are quoted per bigha. Agricultural land deals use decimal. Builders quote flats in sq ft. You need to move between all of them.

How Banglarbhumi Shows Land Area
Khatian records express area as: Acre – Katha – Chatak
Example reading: 0 - 14 - 12 = 0 acres, 14 katha, 12 chatak
To convert:
- 14 Katha × 720 = 10,080 sq ft
- 12 Chatak × 45 = 540 sq ft
- Total: 10,620 sq ft = 0.737 bigha (WB)

Practical Use Cases
Buying agricultural land: Listed at “5 Bigha 10 Katha” = 5.5 bigha = 79,200 sq ft = 1.818 acres. Verify against Banglarbhumi khatian before signing.
Buying urban plot: Listed at “15 Decimal” = 6,533 sq ft. Typical small plot in Hooghly or Burdwan town.
Checking RERA flat area: Super built-up area is in sq ft. The land dag area in RERA documents may be in decimal or katha – convert to compare.
